The Munich housing search: why hundreds of applicants compete for one apartment — and how you win anyway

Finding an apartment in Munich is not a game of luck, even if it feels like one — it is a question of preparation, speed and the right contacts. For every attractive rental apartment in Munich there are often more than a hundred applicants, and good listings are frequently offline again within minutes. This article shows why the market is so tough and how you can significantly improve your chances.

Why the Munich market is so competitive

Munich has the lowest vacancy rate of all major German cities — well below two percent. That means there are simply too few available apartments for too many people searching. Anyone new to the city competes with local applicants who know the market, react quickly and have their documents ready.

For newcomers — whether from abroad or from another region — there is an additional hurdle: many of the documents customary in Germany simply cannot be provided at the beginning.

The perfect application file

In Munich, landlords often decide within minutes whom to invite to a viewing. A complete, professionally prepared application file (the famous “Bewerbermappe”) is therefore the most important lever. It usually includes:

  • A self-disclosure form with the most important information about you
  • Proof of income for the last few months
  • A Schufa credit report (or, for newcomers, an alternative)
  • A confirmation from your previous landlord that you have no rent arrears
  • A short, personable cover letter

Because good listings go so quickly, every hour counts. Anyone who only browses the portals in the evening is often too late. What helps: saved search filters with instant notifications, prepared documents ready to send immediately, and the willingness to show up for viewings at short notice.

The right neighbourhood

Munich is not just one Munich. Schwabing, Sendling, Giesing, Neuhausen or the surrounding area — every neighbourhood has its own character, its own price level and its own availability. Those who stay flexible and also consider well-connected areas on the outskirts increase their chances considerably.

Why a local network often counts more than any portal

Perhaps the most important point last: a large share of Munich apartments change tenants without ever appearing on a portal. Landlords and property managers prefer to pass them on to people who come recommended.
